If I can only do one thing this year, what should it be?
The driveway, nine times out of ten. It is the cheapest service on the list, it is the biggest single surface visible from the street, and the before-and-after is dramatic in a way house washing sometimes is not.
The exception is a roof with visible black streaking. That is not a cosmetic decision — the organism is consuming the limestone filler in your shingles, and leaving it costs more in roof life than the cleaning costs today.
If this is the first time
Two things are worth knowing before a property gets its first professional clean.
It will cost more than the maintenance price. Three or four years of growth has established root structure in porous surfaces, so it needs a stronger mix, longer dwell and often a second pass. A house cleaned annually costs meaningfully less per visit than one cleaned every four years — the first clean is always the expensive one.
Cleaning reveals things dirt was hiding. Mismatched concrete pours, previous patch repairs, failed caulk, soft fascia boards, chalking paint. None of it is caused by the cleaning; all of it becomes more visible afterwards. We flag what we can see coming before starting, because it is a genuinely disappointing surprise otherwise.
What you get in exchange is a baseline. From there, annual maintenance is cheaper, quicker and far less dramatic.
What your neighbourhood changes
The services are the same everywhere. What differs is which ones your property actually needs, and how often.
A shaded Riverside bungalow needs house washing more often than the Jacksonville average and rust removal essentially never. A Middleburg property on well water is the reverse. A Ponte Vedra home with a tile roof, stucco walls, paver drive and travertine deck needs four different methods on one visit.
