What we clean across a portfolio
Across multi-family, commercial and mixed portfolios, the recurring items are consistent.
- Breezeways and stairwells — the highest-traffic, fastest-soiling surface on any multi-family site, and the one prospective tenants judge
- Building exteriors — soft washed, never pressure washed
- Entry walks, mail areas and amenity buildings
- Parking areas, drive lanes and garage levels
- Dumpster corrals and trash rooms — hot water, and a recurring source of complaints
- Pool decks and amenity surfaces
- Gutters across whole buildings
- Individual unit patios and balconies at turn
The one worth flagging is breezeway concrete. It goes grey with a film of foot traffic, spilled drinks and organic growth within months, and because residents walk it every day they stop seeing it — while every prospective tenant on a tour sees it immediately.
Can you work overnight or before business hours?
Yes, and for retail and office sites it is usually the only sensible option. After-hours work adds roughly 20% to the rate, which is almost always cheaper than the disruption of doing it during trading hours.
On multi-family sites the opposite is true — residents object more to overnight noise than to a midweek daytime crew. We schedule those for weekday mornings.
Turn and make-ready work
Turns run on a deadline that does not move, so this work is scheduled differently from everything else we do.
A typical exterior turn covers the patio or balcony, the entry area, the unit's section of walkway and any exterior storage. It is small work, it needs to happen inside a narrow window, and it needs to happen when you say rather than when it suits us.
For portfolios with regular turnover we hold recurring capacity rather than treating each one as a new booking. The practical difference is that you send an address and a date instead of requesting a quote.
Documentation and reporting
Everything is photographed before and after, per site, timestamped. Not as a marketing exercise — because you need to show an owner what their money bought, and because it settles the occasional dispute about pre-existing damage before it becomes a dispute.
We also report what we noticed but did not touch: failing sealant, soft fascia, damaged screens, cracked walkway sections, a downspout discharging against a foundation. A crew spends hours on a property looking closely at its exterior. That observation is worth passing on, and most vendors never bother.
