Most exterior cleaning advice online is written for nowhere in particular. It tells you to wash your house twice a year without knowing whether you live under an oak canopy in Riverside or on a cleared lot in Nocatee, and it never mentions that half of Clay County has iron in the well water.

Why local advice is different advice
Northeast Florida creates a specific set of exterior problems, and most of them do not appear in generic maintenance advice written for a national audience.
- Roughly 52 inches of rain a year and mild winters. Nothing dies back over the cold months, so organic growth is a year-round process rather than a seasonal one.
- Live oak canopy across much of Duval County. Shade keeps walls damp, and the litter that falls from oaks feeds what grows on them.
- Iron in the groundwater across large parts of Clay and Nassau counties. That is why so many driveways here have orange sprinkler arcs that no amount of pressure will shift.
- Salt reaching well inland on the easterly. It holds moisture against surfaces, which corrodes metal and accelerates algae at the same time.
- Oak pollen through March and early April. Anything washed during that window needs washing again.
Advice that ignores all five will tell you to wash your house twice a year and leave it there. Which is not wrong, exactly — it is just not useful for deciding what your particular property needs.
