People who move to Jacksonville Beach, Neptune Beach, Atlantic Beach or Ponte Vedra are usually told that salt air is hard on a house. What they are rarely told is how, which makes it difficult to know what to actually do about it.

The mechanism

Onshore wind carries microscopic salt aerosol inland. It settles on every surface — heaviest on windward elevations, and it reaches meaningfully further than most people assume. Properties well back from the dune line still get a measurable load.

Salt is hygroscopic, meaning it actively pulls water vapour out of the air. A salt-loaded surface therefore stays damp when a clean one would have dried. That single property drives everything else:

  • Metal corrodes, because it is in contact with a damp, chloride-rich film almost continuously.
  • Algae grows faster, because the surface is wet for more hours per day.
  • Finishes degrade quicker, as salt crystals expand and contract with humidity cycles.
  • Fasteners fail from the inside out, often before anything is visible on the surface.

What it attacks, in order

  1. Fasteners, hinges and hardware. First to go and easiest to overlook. Screws holding shutters, railings, gate hardware and light fittings.
  2. Light fixtures and electrical enclosures. Outdoor fittings, disconnect boxes and pool equipment housings.
  3. Metal roof seams and fastener washers. The panel is usually fine; the fixings are the weak point.
  4. Window and door tracks. Sliding door tracks pack with salt and grit, and the rollers seize.
  5. Air conditioning condenser coils. Aluminium fins corrode, and efficiency drops before anything looks wrong.
  6. Painted and coated surfaces. Chalking accelerates noticeably.
  7. Screen enclosures. Frames oxidise; mesh degrades faster than inland.

The free habit that prevents most of it

Rinse with fresh water. That is genuinely most of the answer, and it costs nothing.

Salt is water-soluble. A monthly rinse of windward elevations, windows, fixtures, railings and the AC condenser with a plain garden hose removes the accumulation before it can do sustained work. It is unglamorous, it takes twenty minutes, and it is more effective than anything you can buy.

Rain does some of this, but not reliably — driving rain often carries more salt with it, and sheltered areas under eaves and soffits never get rinsed at all. Those sheltered spots are frequently where corrosion shows up first, which surprises people who assume covered means protected.

What professional cleaning adds

A rinse handles surface accumulation. A proper wash deals with what has bonded, plus the algae that the extra dampness has encouraged.

Coastal properties benefit from a shorter interval than inland ones — Jacksonville Beach and Atlantic Beach homes typically want a house wash annually, sometimes with an autumn rinse in between.

Atlantic Beach has the worst of both

Worth singling out. Much of Atlantic Beach — Selva Marina and the older streets in particular — combines dense wind-sculpted oak canopy with full salt exposure.

That means the north elevation is growing algae in permanent shade while the east elevation is taking salt loading. It is genuinely two different problems on one property, and it is why a single blanket approach across a coastal house tends to under-serve one side of it.
