Why does a screen enclosure cost as much as a pool deck?

Will the stain come out completely?

Commercial pricing
Commercial work is quoted per property because no two sites are alike, but the underlying maths is straightforward. General flatwork runs $0.1 to $0.25 per square foot, with a minimum around $350 to make a visit worthwhile.

- After-hours and overnight work adds roughly 20%.
- Grease-heavy areas (drive-throughs, dumpster pads) are quoted separately from general flatwork.

Does a bigger house always cost more?
Not proportionally. The fixed costs — driving out, setting up, protecting landscaping, packing down — are the same on a 1,200 sq ft house as on a 3,200 sq ft one. That is why small jobs feel expensive per square foot and large ones feel like better value.
It is also why we would rather clean your driveway on the same visit as your house than come back for it in three weeks.
Why does the last cleaning date matter so much?
Because organic growth builds a root structure into porous surfaces over time. A year of algae rinses off. Four years of algae has worked into the pores of the stucco and needs a stronger mix, a longer dwell and often a second application.
In practical terms, annual maintenance on a typical home runs about $300 a year. Letting it go for four years and then fixing it costs closer to $600 in one hit — and the surface underneath has had four years of biological activity working on it.
How to tell a fair quote from a bad one
