Booking and pricing
How do I get a price without a phone call?
Every price we charge is published on the pricing page, with size tiers and the factors that move a quote up or down. For a firm number on your specific property, send photos and your address.
How far in advance should I book?
Three to seven days is normal. Late April and May are the busiest weeks of the year here, because everyone books at once the moment oak pollen finishes — plan a couple of weeks ahead for that window. Winter is the quietest and easiest to schedule.
Do you charge more in some neighbourhoods?
No. Pricing is identical across every area we serve. A house wash in Fernandina Beach costs what a house wash in Riverside costs.
What payment do you take, and when?
Payment is due once the work is finished and you have seen it. Cash, check or card. Multi-day work such as paver sealing, where material is bought upfront, may take a deposit — and we will say so when quoting rather than at the door.
Will the price change once you arrive?
Not if the property matches the photos. If we find something the photos did not show, we tell you before starting and you decide. Adding it to the invoice afterwards is not how we work.
Do you offer recurring or annual scheduling?
Yes, and it costs less. A property cleaned annually never develops established growth, so each visit is faster and lighter. Commercial and HOA recurring contracts price 15 to 30 percent below one-off work.
Before we arrive
What do I need to do to get ready?
Close windows and doors, move vehicles off the driveway, unlock any gate we need, bring pets inside, and move loose furniture or planters away from the walls. Tell us about anything fragile, any plant you would be upset to lose, and any existing damage you already know about.
Do I need to be home?
No, provided we can reach what is being cleaned and there is a working outdoor spigot. Most customers leave a gate unlocked and get photos when we finish. On a first visit we would rather walk it with you.
What if I do not have an outside tap?
We bring a tank. It adds $40 to $90 because it takes longer, and it is common on some rural Clay and Nassau County properties where the well cannot keep up with a pressure washer's demand.
How long will it take?
A single-storey house wash is two to four hours. Two storeys with heavy growth is four to six. A driveway is one to two. House plus driveway is most of a working day, and adding the roof usually pushes it into a second. We give a time window when we quote.
What happens if it rains?
Light rain is not a problem for most work — the surface is getting wet anyway. Heavy rain, storms or lightning means we reschedule, and roof and second-storey work stops entirely. In summer we start early to stay ahead of the afternoon storms.
Safety and property protection
Are you insured?
Yes — general liability, and we send the certificate before work starts rather than waiting to be asked. For commercial and HOA work it is issued named to the property. It is a fair question to ask any contractor, and a vague answer tells you something.
What about my plants?
Beds are soaked with clean water before anything else happens, covered where needed, and rinsed as we go. Pre-wetting is the step that actually matters — a saturated plant cannot absorb much of anything else. Full explanation here.
Can the cleaning damage my house?
The wrong method can, which is why we publish the pressure we use on every surface. Soft washing at 100 to 300 PSI is gentler than a heavy thunderstorm. What causes damage is pressure applied where it does not belong — see the surfaces that should never be pressure washed.
What if you find existing damage?
We photograph it and show you before starting. Soft fascia, failing caulk, brittle screen mesh, chalking paint and cracked pavers are all things we would rather point out than discover an argument about afterwards.
Is the cleaning solution safe for pets and children?
Once everything is rinsed and dry, yes. During the work, keep pets and children indoors and off the wet areas — partly because of the solution and partly because wet concrete is slippery. Everything is flushed down before we leave.
Results and expectations
What will not come out?
Etched glass, deeply absorbed oil older than a couple of years, UV-faded siding colour, rust from a fastener still in place, spalled or eroded concrete, and colour differences between concrete pours. We tell you which of these applies to your property before taking payment, not after.
Why does my roof still look patchy after cleaning?
Because it is still working. The organism is killed on the day, but dead material releases gradually over two to six weeks as rain works on it. A roof photographed three days after cleaning is being photographed mid-process. Plan three to four weeks if you need it looking finished.
How long will the results last?
Nine to eighteen months on a house, two to four years on a roof, twelve to eighteen months on concrete. Shade is what decides where you land. The frequency guide breaks it down by surface.
What if I am not happy with the result?
Tell us and we come back. Exterior cleaning is straightforward work done on somebody else's property, and occasionally something needs a second visit. We would rather sort it than have you write about it.
Do you guarantee the work?
We stand behind it, and we would rather be specific than wave the word guarantee around. If a surface we cleaned does not look the way we said it would, we return. What we do not do is promise a stain will vanish when we have already told you it will shadow.
